Home buyers look to Kooweerup and Lang Lang

Cardinia’s coastal towns are of keen interest for people wishing to settle on a new home, Kooweerup and Lang Lang East are among the top searches for home hunters on realestate.com.

Over the year ending September 2024, realestate.com revealed Kooweerup saw a 112 percent increase in searches from prospective home buyers, the highest increase in Victoria.

Lang Lang East was the third-highest just below Dallas with a 44 percent increase.

Kooweerup home prices are on the lower end of the Melbourne metro average with a current median home price of $680,000 compared to the city-wide median that has hovered around $800,000 for the last year.

The town is right on the edge of Cardinia and therefore the edge of Melbourne, it is largely protected from extensive growth in the surrounding area due to measures like the Lower Koo Wee Rup Flood Protection District which limits development.

With an estimated population of 5410 as of last year, it has grown by approximately a thousand people since 2017.

Lang Lang is a bit more expensive with a median price of $715,000.

Lang Lang is a small town comprising the southernmost border of Cardinia, an estimated population in 2023 of 3847, the coastal town has grown by about 1300 people since 2017.

A quiet town just off the South Gippsland Highway, it might be getting a little louder as a significant section of the eastern side of Lang Lang is currently facing a proposed rezoning to accommodate an expansion in quarries.
