A Tynong farm has hit the market at $35,000 an acre; its high value attributed to its “ideal and attractive private location” close to the Pakenham Racecourse.
Ray Cullen, agent of Nutrien Harcourts Bunyip, said the 63 hectare property, split into three titles on Gleeson Road, was a “blank canvas” for an equine professional.
Mr Cullen said the land per acre was about $10,000 above average.
“This one is on the higher side,” he said.
“We’re looking to sell it as a whole. If it was on the market as individual lots the accumulated price would exceed $5.5M
“We’re testing the market for a serious punter.
“I see it could lend itself to be developed as a nice horse property.
“It has nice features and a blank canvas.
“This sized property is coming up less and less often.”
Mr Cullen said one leading horse trainer was in talks about buying the three titled property, as well as two vegetable growers.
“It has good peat soil typical for this area,” Mr Cullen said.
“It is highly suitable for vegetable growers. It was a potato farm for 60-70 years.
“It is also highly suited for any form of market garden, flowers vegetables etc.”
Features of the property include a 75ML dam with 150ML irrigation supply, fully aggi. pipe drained with sump system.
Mr Cullen said the property had some gentle undulations which would lend itself to a training track.
The land has been in pasture phase for some fifteen years.
